Successful sale of new-build villas in Meerbeek: testimonial by VDW Projects
Property developer VDW Projects engaged AP&P for the sale of three new-build villas in the green surroundings of Meerbeek. The location proved to be a major asset: quiet and rural, yet close to main access roads and Leuven. The project followed an atypical trajectory, but thanks to a well-thought-out strategy and strong collaboration, it was successfully completed. An inspiring case for property developers and owners of development land. Alex Vandenwijngaerden, Managing Director at VDW Projects, shares his experience.
A deliberate choice for a regional real estate partner
The new-build project in Meerbeek comprised four villas, of which VDW Projects sold the first one under its own management. For the remaining three homes, they decided to collaborate with a leading regional real estate partner. Following a targeted online search and based on the strong visibility of AP&P in the Kortenberg region, VDW Projects contacted managing director Wim. Shortly thereafter, the sales mandate was confirmed.
Real estate expert Philippe took charge of the project and organised a first open house. It quickly became clear that a wind- and watertight shell offers little sense of experience for potential buyers in today’s market. AP&P therefore proposed an alternative strategy: fully finishing one villa and relaunching it on the market. This proved to be the right decision: during the subsequent open house, the finished villa was sold.
“I am above all pleased that all villas have been sold. I gave AP&P every opportunity because I trusted their approach. Hopefully, we can realise another great project together in the future, and they are always welcome to contact us regarding interesting development land,” says Alex.
An atypical trajectory, successfully completed
VDW Projects has been active since 2005 and has since realised approximately 400 houses and apartments in the wider Leuven region. The project in Meerbeek was relatively small-scale but positioned in a higher price segment. This segment has proven to be particularly sensitive to market changes today.
This combination proved to be the right formula: during the first open house after completion, the final two villas were also able to fully convince potential buyers.
Continuously looking for development land
VDW Projects remains actively on the lookout for new development land in the region. Unlike many other developers, they do not work with long-term leasehold rights but purchase the land themselves. This represents a significant added value. In the past, AP&P has already introduced several interesting opportunities to them. Both parties hope to collaborate again in the future on high-quality new-build projects in and around Kortenberg.
